Dinko Peračić - Coopery – Residential and Business Building

The new complex and the city-planning articulation of the Coopery act as a catalyst for different urban typologies, scales, traffic fluxes, and ways of life. The complex refers to surrounding buildings and streets in order to generate newly shaped public areas together with them.
It combines a typical block organization and traditional building, in order to take over the best qualities of each. In this way an environment of higher density and on larger scale, correspondent to block and high-rise construction, adequate for urban dwelling, is created. At the same time, the indentation and fragmentation of forms is also used, as well as the density of thoroughfare ways and complex public-private relations that create more intimate and meaningful neighbourly relations. The aim was to achieve the level of elegant urban dwelling, provided that social connections between neighbours would be preserved.

The “fissured” block enables a parallel continuation of the street facades of larger buildings and the presence of a small scale characteristic of the city area that stretches behind the building. In the sense of urban morphology, the structure of Lučac is in that way not ghettoized behind high street facades, but it emerges as a new quality in representative city space. Each segment of the unfolded bock follows a line of one of the five surrounding streets. Each forms a certain street profile, adapted to the character of the traffic and structures on the opposite side.

The levels of public and private are not unambiguous. Gradations and options of the private (security, intimacy, comfort) and the public (urbanity, hospitality, openness, social interaction) are set to improve each of these contents.
