Through the valorization of the typology of an Istrian estate (stancija – a row of commercial structures with a clearly defined borderline, an inner courtyard, and auxiliary structures), a concept of residential units – villas, functioning as a tourist point has been created.
In the city-planning model of sequencing and grouping of villas, priority is given to interspace as the generator of the tourist point's activity, analogously to the commercial activity of the estate in the past. The villa follows the dimensions derived from the typology of such estates. A subtle concave cut-in on the front directs the walls of the house towards the courtyard, additionally enhancing the feeling of intimacy within one residential unit. The thus defined spatial sequence of houses acquires the kind of dynamics comparable to the one of houses with different heights on such estates. The swimming pool as an element that does not correspond to the estate typology has been used as a typology modifier, and by shifting underneath the house it acquired two levels of usage intimacy.
